References to "we", "us" or "our" mean Sunderland City Stays. References to "you" or "guest" mean any person who uses this site or makes a booking enquiry.

3. Bookings & Reservations

Bookings made through Airbnb are governed by Airbnb's Terms of Service and cancellation policies. By completing a booking on Airbnb, you enter into a contract with Airbnb and, separately, agree to our house rules as set out in the listing.

For direct enquiries submitted through our contact form, we will confirm availability and pricing by email. No reservation is binding until confirmed in writing by us and any deposit or payment has been received.

4. Pricing & Payment

All prices displayed or quoted are in British Pounds Sterling (GBP) and include applicable taxes unless stated otherwise. Prices are subject to change until a booking is confirmed. We reserve the right to correct any pricing errors before confirming a reservation.

5. Cancellations & Refunds

Cancellations for Airbnb bookings are subject to the cancellation policy displayed on the Airbnb listing at the time of booking. For direct bookings, our cancellation terms will be set out in your booking confirmation email. We recommend that all guests obtain appropriate travel insurance to cover unexpected cancellations.

6. House Rules

All guests are expected to:

• Treat the property and its contents with care and respect
• Not exceed the stated maximum occupancy of 8 guests
• Not host parties, events, or gatherings without prior written consent
• Observe quiet hours between 10 pm and 8 am in consideration of neighbours
• Not smoke inside the property
• Not bring pets onto the premises without prior written agreement
• Vacate the property by the agreed check-out time and leave it in a clean and tidy condition

Failure to comply with the house rules may result in additional charges or termination of the stay without refund.

7. Damage & Liability

Guests are responsible for any damage caused to the property, fixtures, fittings, or contents during their stay. We reserve the right to charge for the cost of repair or replacement. We are not liable for loss of or damage to guests' personal belongings during a stay.

To the fullest extent permitted by law, our liability for any claim arising from use of the property or this website is limited to the total amount paid for the relevant stay.

8. Intellectual Property

All content on this website — including text, photographs, and design — is owned by or licensed to Sunderland City Stays. You may not reproduce, distribute, or use any content without our prior written permission, except for personal, non-commercial viewing purposes.

9. Governing Law
